I would definitely request the seller to give me a copy of the lease as a contingency to close the escrow unless it is a very good deal, then I don't mind spending extra money to get the tenants out after close of escrow.

@David Mejia definitely high prices and hard to find cash flowing properties right now especially if you are looking in A-B areas, I have seen a couple off market properties in Delray, Lake Worth and in general north Palm Beach that have some decent returns but still not great.
