Also I should note....an exemption never exists in any case for race....and in instances where one may be exempt from the other aspects, advertisements are always prohibited from any discriminatory language.

One aspect of this complaint stems from the fact the tenant was out of town when the AC failed, and requested the PM to repair before returning. 

I think I have a pretty good handle on many aspects but the biggest unknowns for me are possible  maintenance and repair expenses for the foreseeable future as well as the biggest wild card would be when a tenant might voluntarily move out of a rent controlled unit.

Define your goals then look into several avenues that lead to your goal, pick the one that you feel best suited for. 

My current focus is to try and identify all the aspects of a team I would need to help me with my investments.

If there are concerns from underwriting, don’t be afraid to ask if there are any aspects of the loan you could improve that would result in a loan approval.

I would say most do relapse some time, as I have known drug addicts and witnessed it personally, There may be some government programs to help with the cash flow aspect of it.
