Purchase price: $135,000 Cash invested: $40,000 I purchased this farm as a place to park out tiny house on wheels & to be able to rent out the house on the property to have a cash-flowing primary residence ;) What made you interested in investing in this type of deal?

I know we deal alot in the non QM space, and that's part of the issue, but overall vendors are having trouble performing in the timelines for some deals. 

It sounds attractive because everyone says it is low- or no-money down, but if you don't have money to make the deal another way, you don't have much leverage to make the deal the way you are suggesting.Sub to and seller finance are shiny objects for people who want to get started in investing to make money, but have no capital.

or would you also be open to deals in northern KY as well (Covington, Dayton, Bellevue, Newport) that is just across the river? 

now for sure the tenant is being a typical tenant and why me personally dont like to deal with tenants the juice is not worth the squeeze.  

Normally, I suggest aiming for $45k+ if you are looking at $140k+ deals.

Just starting this process, but are their agent who simply deal with laundromats… or should we deal with a business broker?

Be sure to buy it off numbers that make it a deal in any market. 

architecture for someone who plans to invest aggressively in real estate, specifically 2-4 unit MF properties, and possibly commercial 5+ deals in the future.Should I just manage a healthy umbrella policy and forgo the entities entirely?
