If your goal is cash flow to retire early, would you buy an 11% Cap rate deal with current interest rates?

Not quite a new member as I've been lurking these forums for years, finally deciding to get serious and figured doing the "New Member Introduction" post would be a good step.Briefly about me:  I'm currently working as a merchant mariner (3rd Mate) and I travel for work about half the year, looking to get into real estate investing to supplement my income and begin building a portfolio during the half of the year when I am home.  

Locals have to drive the neighborhood in order to stay current on the changes and truly it seems that you have to own something profitable before you will go against the norm and buy more.

He and his wife currently run a medium-sized business that makes a fair amount.

@Alana Reynolds yeah, as mentioned above the current loan amount is already over the maximum threshold for this type of thing.  75% LTV and under will get you in the door. 

I will be inheriting a 3 unit property in Wheat Ridge that I current live in the main house.
