carpet 3 renters if your lucky, laminate can be ruined with a sponge mop, vinyl plank , (snap together) has made it three renters and still looking good, ceramic tile on concrete foundations lasted for years, but a cast iron skillet will break one.warranty, yeah right, suck it up , and get ready to buy more product.

I haven't done a project like this, but I have always wondered if you are using existing footings (or are those new, cant tell, concrete looks a little clean to be original) and then you are keeping the existing perimeter stem wall/ and some framing.

I would highly suggest walking before you purchase and talking with neighbors about how your particular block is like to live on.Soutb & West Jackson offer a lot of opportunity, but it is a rough area.

@Gert Dervishaj I would stay away from the Cross Street/ Oliver street block, the Henry Street block, and the Mechanic Street block.

For apartment buildings, we take out the concrete stairs, install 3 inch x 12 inch thick stair treads and we bend aluminum diamond plate over the 3 x 12's.

Our company develops raw land in Nashville, although we typically focus on infill subdivisions converting old industrial sites, we are usually installing all new water/sewer, gas/electric, asphalt/concrete and stormwater infrastructure. 32 units by-right is a bit small, and probably why its been passed over.
