They are not concerned about making huge money off of this deal and are ok with just pocketing the interest difference and knowing that they're helping up grow our business. 

I have always interpreted the two sections above as being pertaining to two different situations.

The main thing during pre-approval on a DSCR loan we would look at would be credit to ensure it meets our criteria and there aren't any concerns such as recent foreclosure or judgements or tax liens.

Any further insight into these possibilities/concerns?

I cannot speak to whether they are required to provide any disclosures, as noted, but I would not be overly concerned about lack of disclosures.  

I am pretty comfortable with risk though, and am not overly concerned with the value of my property that I am living in long term.

The only issues they are concerned about is the mechanics (like creating a general class in QB) and documenting your activities to separate business from personal.

Maybe I'm overly concerned, but I've been considering ways I can add water detection and automatic shut-off valves to the building. 

My biggest concern of the newest bill is not being able to report on credit payment issues from the “pandemic era” or allow others to use evictions during this time frame as screening criteria.

I cannot transfer this to new buyer.3> Insurance will not pay me full amount until the work is done.Now my concern is, I am getting paid 8k (after deductible) while total expense is 15k.
