I'm close to putting up my condo for lease, but I'm having trouble finding comparable rental amounts for units already rented in the condo complex I'm part of.  

A real estate transaction as you know can be very complex, with many moving parts.

For the past five years, I have been managing a 144 unit apartment complex here in OKC.  

I would rather own a complex with 50 units or more for more control and greater cashflow.  

Because this is a complex transaction and a lot of stuff can go wrong.  

Im looking to buy a 26 unit complex, its buy point is 185k, its city appraisal is 150k, its comp ranges in the 220-600k range.Im looking for funding, but I have bad credit.

Bought a complex with 8-4plexes, plus two SFR's.

Lots of potential with a SDIRA but also a lot more complexity and risk.

If you had sought out professional investment advice in regards to the effects of taxation on your investment from a suitably qualified CPA then you would probably not be having this problem.I hope other investors who read this thread appreciate the complexity the taxation implications can be on an investment and seek independent advice before purchasing/investing.
