Reach out to a local RE agent who specialize in short sale and foreclosure (out of curiosity - would I really need her if listing agent is there for the property and/or would I be compensating my agent for the commission or she will be sharing commission with listing agent ?).

By this time it had already cost us another $2550 in rent, plus we had to do (2) amendments with  the seller raising the price and reducing his seller paids as compensation for extending closing.

In regards to %, You may be doing the work, but you have no money invested in the property, make sure you compensate your partner accordingly, as this will benefit you in the long run (more properties).

I am a realtor and whenever a client asks me to help them buy a short sale, and it is not a listing of mine, I have the buyer sign a brokers agent agreement to compensate me directly out of their own funds for the purchase.
