On the plus side, they do numerous common repairs, but you must read the contract to be sure it is paid for and you can add "extras".   

The building is in great shape, particularly the common areas, basement, boiler, roof, exterior, electrical, and 3 car garage. 

Unless you are doing large commercial deals, where up-front fees are common, you should never pay these.

It all seems like common sense until the end of the project and sometimes it isn't.

@Michele B.This is all too common, it's one of the ways shifty landlords try to minimize the cost of turning rental properties between tenants.In the middle of moving, with all the attendant expenses, very few tenants have the time management skills and/or available $$$  to get the property they're moving out of really clean or pay for professional cleaning.
