My strategy has always been finding blocks/subdivions that are booming or doing good, and then buying in close proximity to those spots so that I could capitalize on future appreciation in the areas im investing in.

The cash flow from that property is close to nothing and if there are any issues with the property and you dont have the financial backing to handle it then it is going to be hard to deal with. 

I do work at a home building supply store, so getting a close estimate on materials will be easier for me when running that side of things.

Finding properties off market and getting seller financing reduces closing costs by a heck of a lot, and often you can find sellers will not be over the top on pricing, as their properties need some work when they aren’t actively looking to sell.  

Then the company says you get it back when you close your first deal with them..

Does anyone have experience with their callers and the training they offer users to help close deals?
