Most lawsuits happen just like this; very rarely is anything actually litigated in the courts. 

Total lack of manners and civility these days.when I sold real estate at the street level.. and when we used to actually show property .. it was done and sat and Sunday.. double booking was done you always had no shows.. it just is what it is.. 

I have personally made HUNDREDS of offers on properties over the years and only used attorneys when required for closing or for litigation. 

Not likely going to happen.If you re-examine your own profit model, establish a budget and timeline for most QTA's you'll probably have a $2,000 - 25,000 expense, absent any litigation. 

I've talked to some investors that are pursuing litigation on this.
