Really quick......some think its a dishonest, illegal practice since it could be construed you are "hoodwinking" the seller since you aren't going to be the buyer AND the fact that since you are making a buck on the deal, you cheated the seller out of money that they could have earned......some wholesalers aren't upfront with what they are doing so people get pissed off......Legally, you need to be able to carry through on the deal in case you don't find somebody to sell your purchase rights to.

If the deal can support it, you can have the owner carry a note in second position so you only have to come up with 5-10% down but it is unlikely a bank will allow for a lower down payment, unless it is a screeching good deal and they felt covered if you are buying at a significant discount.
