Penny.If you're an out-of-state investor, buying in Birmingham (or anywhere in the South for that matter), take note of these items and make sure you're aware of the costs to replace.

Consider signing multi-year leases because moving after one year will likely put you in the red.You need to have a checklist of items you need to be true for the short term rental to work (parking, laundry hookups, etc.) and not rent if it doesn't meet certain criteria...you need a good product that works for your operations.You need to be able to have a good design sense and be able to add value to the unit with your furnishings & overall design...again you need to have a good product.
