I have a detached back room 231 sq ft that i am currently using for storage has only electricity going to it, 2 ceiling fans, 2 windows, no plumbing, gas, or air conditioning.

I'm also a fan of brick and larger lots, so some bonus points there. 

Most larger chain title companies will also have what we would call a "captive QI" . where the title company owns the QI or the QI owns the title company. 

If you want to do it yourself, I'm a fan of HotPads, Zumper, PadMapper, Zillow, Trulia, Craigslist, etc.
