I brought up the infamous double closing to him and he said that he absolutely could not do one in his office because he "could not get a title company to write title insurance on the house if it is involved in a double closing."

I got a link for half off the first year from my CPA which brought it to about $15/mo.

That's what brought me to the lease option - If we can structure a lease in which a good portion (or all!) 

The broker brought me one deal that I went 10k over list and was still outbid.

@Guy Gimenez   what you describe is the law here in Oregon.. once a home inspection has been done its always sent to the seller... that is SOP ... and once seller has it  they have constructive knowledge and if the deal dies and they don't address some issues and it ever gets brought up again then the seller will have liability.  

At that time I generally buy and sell through them since they brought me the deal.

Having been blessed with a degree of success, and still doing loans about a million and under, perhaps I just passed muster that has not been brought to my attention.

Then on move in day I see they brought a fire pit too and didn't ask me.

Property taxes are always a struggle last time I appealed my property tax appraisals they brought a few down and a few up so it was not worthwhile to me.
