It just so happens that more often than not, folks get trapped in the pitfalls.

I am born and raised here in Tampa so I know it quite well myself and am looking for an awesome realtor who knows deals before they are on the market and also has a network.

I also have 15 year mortgages on a few, they don't really cash flow but I got the mortgages before my kids were born and will be paid off by the time they head to college. 

when you stop the relationship, don't fall into the trap of letting him go back to work on the project.

😊  It’s almost frightening to see so many people that seem to feel trapped. 

If your tenants are not dealers or running a trap house, two drive bys, randomly hitting the same home in that amount of time sounds like the kind of community that will not allow you to generate profit.

Its the land game.. its nothing new.. or unique.. and it all comes down to  PV yield for a note investor.. all the other things are great but bare land notes if everything basically checks out trade for 20 to 30% apr return for the note investor.. you start there and work backwards.Give you an example.. when I was starting out all I sold was seller carry back land.. and then boom interest rates hit 15 to 20% remember those days.. probably not most of BP members were just being born LOL..
