Two things you might want to look into as a way to get around like minded individuals is the SDCAA (San Diego Apartment Association) and REIE (Real Estate Investors and Exchangers) through the SDAR.  

I am certainly excited to be apart of this family of like minded individuals.

@Josh Benitez it's really up to each individual investor...I have no desire in being a landlord myself at this time, but I know if I were to be in that game I would not just be worrying about cash flow, but also the cap rate.

My wife and I recently joined the local REIA looking to connect with individuals already involved in Real Estate.

I'd like some advice on how to structure a partnership between 2 individuals with the following skill sets, for the following goal.Goal:  To acquire rental propertiesSkill sets:Person 1:  Real estate knowledge, license, find/vet deals, handle negotiations, legal, tax, bank account, collecting rents, finding tenants.
