Hi Nate,I'd agree with what Bill said and expand it a little - if COVID, a long lasting recession, insane money printing, whatever, were to slow down oil and gas activity in the Permian Basin for any substantial period of time (years not months or weeks), then the economy has some much larger problems than one market's strength. 

Bill, as mentioned above, the biggest challenge would be the zoning. 

If you pay all your bills on time and keep your utilized revolving credit low, this will not be your problem.

@Elliot Vann I am guessing the biggest risk no one is mentioning is the tax bill.

I read that you can do this without penalty in due to one of the recent stimulus bills.

She handles all the bills, paperwork etc, while I handle the tenants and maintenance/rehabs.

I saw the dollar bills that tenants had in security deposit + first month's rents rather than their entire application.

If you translate this to her incorrectly and her tax bill ends up being huge as a result of what you tell her are you going to be liable?

Permitting the garage conversion will likely update the square footage on the tax rolls (and increase your tax bill accordingly).
