My leasing agent thinks the applicant is fine and I’m a little hesitant so would greatly appreciate any thoughts. The property is a nice 3 bed / 2 bath built in the 2000’s in what is probably a B location around Atlanta and is currently renting for $1,100/mo.

Step 1 is ALWAYS downloading your state and local LL/tenant laws, putting them in a three ring binder and reading and knowing them.Step 2 is taking Fair Housing Training, either on-line or in person, so you do not violate the law and get sued.

DSHS assistance in Washington State for Tenant
13 November 2017 | 4 replies
I spent 30+ years in Washington State and have had some involvement with DSHS (although not with housing). My advice to you: 1) Everything the state does takes three times as long as it should and three times as much paperwork as it should. 2) You will probably have to attend some indoctrination -- I mean class -- either on-line or in person. 3) Your tenant will be endlessly "educated" on their rights and will have free legal representation. 4 ) Just when you think you know the rules and try to play by them, an administrator will come up with an "ETR" -- Exception to Rule.
