So before you answer that question, you should perform a demand study to determine the ability to sell the homes. 

And of course being able to perform to your underwriting to actually hit those numbers.

You don't know what the future holds and you need to be sure that the property can stand on it's own and still perform.

However, finding and turning around a poorly performing property and making it nice place to live for tenants and financially stable turned out to be a rewarding activity in its own right.
