Everything I have ever read about them have been negative, really negative.With any other turnkey or property management company you get your good reviews then your stereotypical semi negative reviews such as they cost to much, communication is slow, I wish they found a tenant faster etc....A lot of that kind of stuff is par for the course & it's usually a combination of the investor being new to the game & how the company operates.

Is there a way for a landlord to "force" a constructive eviction faster if the living conditions are unsanitary? 

Water/bleach solution works well but is more labor intensive, pressure washing is faster but you have to be careful that you don't do it too often as it will knock the granules off the shingle, reducing the life of it.

I don't know that I could leave some old outlets and fixtures around the house thinking it would help me sell any faster.
