So, I'm not sure to have someone who isn't familiar with rehabbing figure it out.You're not just looking at condition, but you also have to figure out what materials to use for the specific project, whether there are hidden defects, if there are issues that can't be ascertained from pictures (like the smell of mold), etc.This isn't something that can be easily automated.

I am a pilot I have been flying 30 plus years.. but I keep my license current but there are others that fly 30 years on a student certificate.. or are not instrument current and bust those regs.. can you do it sure is it legal no.. its your call on what you want to do.Same with selling real estate / wholesaling we all know the fine line that runs along..

There is an appraisal but usually its not the full comprehensive appraisal, at-times it's an Automated valuation that pulls historical data, neighborhood etc, at-times it's a drive by appraisal based upon photos of the property, have a chat with them and decide from there...

It seems as if the forces that were already impacting commercial retail such as automation and online retail, has only been expedited by Covid-19, and many mom and pop restaurants, retail businesses without deep pockets will not survive simply because the crisis for their businesses will not simply end with the lifting of shelter in place, but will only end when the fear of this virus dissipates which may be many months to a year from now when we finally have approved and effective treatments along with a proven vaccine.

Here's the exact verbiage:"Borrower shall occupy, establish, and use the Property as Borrower’s principal residence within 60 days after the execution of this Security Instrument and shall continue to occupy the Property as Borrower’s principal residence for at least one year after the date of occupancy, unless Lender otherwise agrees in writing, which consent shall not be unreasonably withheld, or unless extenuating circumstances exist which are beyond Borrower’s control."
