Starting looking, closing my farm area, looking at auctions, making connections with agents, etc.

This property is due to go to auction on march 18th so I submitted an offer today for $90,000 cash.

A few recommendations:Try the facebook page "Dallas Fort Worth Real Estate Investors".The courthouse has an auction on the first Tuesday of every month, and it is packed with investors.Meetup.com is a great way to find other investors.

I have attended few foreclosure auctions where a bank is foreclosing the property.

I've found that occupants remaining after an online auction tend to be more difficult to deal with than those remaining after the courthouse auction.

This looks similar to an HOA auction play....you need a low purchase amount, since you're just buying the rental income stream until the bank/IRS comes knocking, not actually buying the property for a long term.

The house went for auction, so I waited to see what happened.

As is common with a lot of local auctions, here in Milwaukee County at least 90% of the properties going through the auction are bought back by the bank that's foreclosing, they've set the opening bid amount too high to make buying it at the auction make any financial sense to buy at the auction.This also brings to mind another possible strategy, dealing directly with the soon to be former owner who's losing the house.

I was wondering if any one uses online auction sites for any leads??
