Go view student rentals  and start asking the questions you have practiced and learned from your reading and research see how the landlords or managers respond, if there are other people around talk to them ask them what they think, see how that correlates to your knowledge.

Okay I'll stick with the free stuff.I feel like it's going to be hard to coordinate everything with viewings, inspectors, and contractors/handymen.

You can get cards with Tenant Names or addresses, and these report on your online view with the name you put on the cards.  

There's a really nice house across the street which you can see if you look at street view on google maps.On Zillow it says the property has been listed for 85 days, which seems like kind of awhile.

I suppose I'm in the middle point of view here.

You can view properties from all over the country.

I scheduled a viewing of a townhouse this past weekend only to find that the homeowner had been blasted with thousands of offers because the listing agent made a $200k error in the asking price.

From our point of view, if you took a HML out then the sooner you can flip or refinance the better.
