Here in California an agent has to hold their license with a broker to belong to a MLS association.

There's a local gang of about 900 called the Real Estate Association of Puget Sound or REAPS which meets monthly.

I think you'll be hard pressed to find a city or town in Florida that regulates against a weekly rental,  but you will find a lot of HOAs that are against it, so I would look at your most popular places, check the local regulations, then when you start looking for property check the Association rules.

A visit to your local REIC or professional housing association should provide you a referral or two.

There is a Texas Association Of REALTORS Form (TAR- 1410) that addresses the Termination of Listing Agreement between Broker and Seller . 

It is interesting that most of these predictions are disasters, not benefits, and many are associated with financial gain for the prognosticator in the form of a book or seminar.I recently came across two ads almost in sequence.
