You can't really learn without doing IMO, but you may learn some aspects by videos, like wiring up a light switch or putting a door knob in, so I agree with Jon. :)

Not picking really, as it carries a completely different meaning in lending with legal aspects as to participating lenders and how these loans can be sliced up.I'll say too that what is customary in your state and local area will certainly be a factor, it always is.

For example if direct mail wanes for a couple months and if you are already consistently doing bandit signs, then your signs might bring you deals doing the months when the direct mail isn't.You said you had a profitable 6 months so maybe you are simply experiencing a temporary dip in one particular strategy.

1) find a property that would make a great rental property2) purchase and refurb3) get tenant's in place4) put it on the market to see if I can get a good price for it and make a nice profit5) if so great, if not... just hold it as a rental property making passive incomeI mean logically, this makes sense to me. 1st choice: make a good profit off it to get more money in the bank. 2nd choice: hold for consistent passive income.
