I have paid a less expensive worker to scrub cabinet faces with TSP to strip greasy grime, then lightly sand by hand (remove drawers and doors so they can work at saw horse height), and then apply a fresh coat of glossy stain (I've attached a picture from that project) - still cheaper than buying a new suite.

But it is better to abandon plastic and coated steel, since they do not differ in durability.

First one was a 2006 built condo, purchased for $189K and all it needed was a fresh coat of paint and a new refrigerator.

That'll kill the smell and keep future animals from thinking it's the pee spot. 

Is it a coat closet that opens on the other side?

@Winford Hill I usually screen and re-coat the hardwoods underneath carpet when we purchase a new bldg. 

If there is reg issues or animals we will move them to mthly. 

If you're after raw land thats a different animal all together.
