Why else would the seller be divesting a property with numbers *this* attractive? 

CS is a solid market I've seen a couple multifamily deals get picked up very quickly due to attractive prices.  

You probably would want to sell your duplex using a creative owner carryback strategy with terms that are attractive to future note investors and to your buyer/borrower.

Wondering how conservative or aggressive I should be on the annual growth rate and income increase with this huge attraction coming in.

I'm looking at 5 unit+ properties and adding ADUs since those with immediately be valued off of the NOI.The CA state-wide rules for ADUs don't apply to 5+ properties (meaning, you can only add them to SFR or duplex properties), and I don't know of any City that has alternate rules that are more permissible. 

The 78745 zip code is an amazing location within 20 minutes of downtown and to all of Austin's main attractions.

Be sure it is immaculate, uncluttered, and hopefully very attractive.
