After all, if a fellow investor is willing to take unethical actions in a contract or against a buyer or seller, what makes anyone think this person won't also lack ethical principles when dealing with YOU directly? 

(My HELOC is at 3.5% and I won’t consider it as not worth risk - I don’t leverage my home for investments unless it’s buy all cash and then refinance to get that $ back)

We would like to see no less than $100/mo positive cash flow on all rental units, and the closer we can get this number to $200+, the better.

I posted here because it all sounds fine and dandy if that's how it all works, but I would imagine there must be more nuance to it that I am not taking into consideration. 

Getting all your money back and still be cash flow positive?
