Telling me I shouldn't invest in NJ will not be helpful.If this fails I need to pressure them by raising their rent as much as I can get away with and close the laundry/storage area and refuse to let them store crap in the hallways, which will cramp their style.

We have had significant cash flow from day one.I don't want to sound like its all roses, with so many residents there are always issues like :(1) Please pressure wash your home.(2) No you can't leave living room furniture in the yard.(3) Please throw your trash in a garbage bin not in the road.(4) Yes there is a late fee for not paying your rent on time.Soon we will be able to hire a park manager but we wanted to do it ourselves the first year to really understand the business.

There have also been a lot of cranes in the air in Miami recently, with overbuilding likely....being that occupancy is probably 2-3 years out, it’s a definite gamble on the market, and the influx of South American money which saved the condo market after 2008 is no longer strong.

There is a decent amount of product sitting in those markets but without the savings at which point many buyers would choose location and a little smaller home There is such a diverse employment base and strong economy around Madison that it is hard to see what may cause a correction, not that it is impossible Most of the townships in Dane county are Ag exclusive with somewhere between one building site for every 15-35 acres which puts a lot of pressure on existing inventory and helps to boost the appreciation and the more desirable the location, the better the appreciation It is interesting to me that most of the builders are relatively local and there don’t appear to be any large national builders or even too many regional builders in this market from what I see.
