Most times you are probably talking septic systems (otherwise you are in town where things are much more likely to be restrictive (zoning, ccrs, limits on how old units can be, etc)there are considerations for used mobiles that you may not think of initially- , such as for example securing insurance being difficult or near impossible in some cases if the home has been moved more than once.I'd love to hear more input from any others who have dealt in used manufactured (single and doublewides, HUD, made after 1976).

i would get full quotes from every contractor and do a checklist after every stage . every project is different

For probably 90% of the people it does not provide anonymity, it doesn't protect you from liability, and it doesn't save you any taxes.

Current tenant will take good care of property, and paint job for next 2 years, after which I will rent to college students.  

Eg if owning a house for the mortgage, insurance and taxes alone would cost you over $3000 a month (mortgage alone on a 25 year amortization for $500K is $3000 a month, goes down to $2700 on a 30 yr mortgage).
