When you look at the data from last year, you see millennials looking for deals and voting with their feet moving to places with affordable housing like Detroit and Austin.

The third bank would only entertain a 20 yr loan with commercial terms, 5 yr balloon, not even need to refinance BRRR yet, but the numbers won't work on that short a time, and I was actually approved on that.

However, I also see a multi-family property as an ideal candidate for higher income in the short term to allow me to be able to afford purchasing additional homes within a year or two.

The land business is doing great, it's more beneficial for my long term wealth strategy to take the tax savings and I can afford to pay private money (friends/family) to fund the land deals.

I'm curious if you're committed to investing in FL or if you have interest in looking in more affordable markets.

Their age indicates that they can not do it and likely can not afford it, thus why they are renting one place and not moving. 

@Dave Spooner I think people may be leaving the Northeast for a few reasons:Harsh winters, since temperatures and snow can be intense in the region.Job availability is another factor since many companies are avoiding the region.The Northeast is also home to many cities with a high cost of living, making housing affordability challenging, especially as people lose their jobs.

We shoot idiots into space on rockets and build flying cars, bragging about how good technology is getting, but my county alone is 80,000 affordable housing units short of demand...we are in a housing crisis that we as a nation have never experienced...Housing a bunch of high wage earning white people is just not appealing to me on any level.
