So wholesalers use a realtor that is good with finding investment real estate...okagain, an agent is not necessary for a good wholesaler....if an agent is sending you deals, chances are that i or anyother investor can get those same deals emailed as well....you need to create value by finding deals nobody else knows about...i dont' mean to come down hard on you, but it seems a lot of people (especially around my area) just find a cheap foreclosure, and then advertise it on craigslist for 3k more than it's on the mls for...what did they do to earn that 3k?

Problem is, IMO, that when you try to "work" systems or follow a specific investor strategy, most people will get tied up in a system rather than just keeping it simple and offering it to anyone at a set price.I have sold properties that really were not advertised (or options) I was motivated because I didn't want them and had better deals burning my time, whatever, point is my price was, under those circumstances, never the market value, it was a market price or strike price.

And these would be money from friends so I am not soliciting or advertising for it.I believe an easier way to probably finance my first couple of projects would be to start a Joint-Venture where everyone puts in capital at the start.
