What kind of screening methods do you use?

Poor property management &/or poor tenant screening.

As long as you screen your people thoroughly and don’t cut corners it should be doable.Is the parking adequate ?

Until the ENTIRE screening process is complete (the means the applicant has provided ALL the required information and has met your screening criteria), the lease is signed AND the security deposit and first months rent (plus pet fee if indicated) is provided, the rental unit remains on the market.Early on I had an applicant (a 100 percent service connected veteran) sign a lease but ask me to hold off on paying the security deposit and first month rent until the first of the month when he moved into the area. 

When getting new tenants, SCREEN!!!!!

The first is a very quick approach that screens out the bad deals. 99% of MLS listings will fail this deal.

The MySmartMoves background check has been my go-to place for tenant screening.

With a good house, in a good neighborhood, with good tenants(due to screening) i feel there isn't much to do to justify paying someone else 10% a month.

But part of me wants to "see what will happen" :) Not worth it, better to watch on TV than in your own life.
