Account Closed  could be like the mortgage laws and safe act.. that really the number 1 target for wholesale is SFR house flippers.. 

Those jobs tend to have pay tied to inflation targets and while there is a ton of promising tech growth, development builds have been focused on eating up the new comers.

What this is about, is those Companies that call themselves Wholesalers that target less experienced or beginner and novice investors.

Most of my properties return 15-20% COC, and that is my target personally.  

All in all, $200 a door was my target as well but I was trying to analyze it based on what it is, rather than what I'd like it to be. 

One way I could do that is by only targeting (for example) NYC, Bay Area, Denver, Sacramento, etc, properties with lots of equity that will still be cashflow positive at 7.5% according to some AVM that I'd run on my portfolio of twenty thousand notes where the owner is in violation (they can see it the instant you put it in an LLC, even if currently they don't do anything), those properties thus flagged of course tending to be prime real estate and cashflow cows, and I'd let the "meh" properties remain in their LLC without doing anything.

My target market was not clearly defined, I dropped mail too far apart (I was mailing quarterly), and my overall marketing budget was spread too thin (I was doing postcards, hired a va to do internet marketing, and I was doing shared mail).

The outputs looked promising:Cap rate came in at just over my target of 8%, with a positive monthly cash flow and a suggested value of around $110,000.00 - and this is accounting for only four units.So with this, I decided to take a deeper dive using a more in-depth calculator.

However, I am fairly targeted and don't spam out thousands per month.

In comparison, the average stay in the single-family and townhouse properties we target is over five years.High HOA fees - Condos typically have high HOAs, plus frequent special assessment if the building is older, making it difficult to get a reasonable rate of return.Condos have a lot of competition - In Las Vegas, condos compete with apartments for tenants, which keeps condo rents low.
