For that deal we started an LLC and filed as an S-Corp. 50/50 split for cost and return of profit.

Then pay back his land value (plus interest if you agreed that), then pay back his capital contribution plus an 8% annualized return on that capital, as well as reimburse yourself for any capital you had to add to the pot + interest.

Which is a 9.6% CoC return, which is not a bad return.

Look at total returns.

Additionally, have you acquired good returns in this market. 

Let them know you will find them a deal, in return for a percentage and education.

I said no problem I just need 2 maybe 3 years of tax returns. 

Investing is I stick X amount of money somewhere and get a return.
