I put 10% down and there's about $158k remaining on the mortgage which would put me at about $65k in equity give or take I believe.I want to purchase another property when I move but I also think this might be a great opportunity to get my foot in the door for RE investing.Any information or incite would be greatly appreciated!

I have two tenants for a condo.each paid half deposit/1st month etc..1 tenant personal situation has changed and he is considering leaving mid-lease.the remaining tenant has a partner who is willing to move in as a replacement so to speak. does this constitute a break of the original lease and a new 12 month with the partner re-instated?

@Reid Chauvin well I guess all of the above but primary reason for asking the question is to refinance my primary residence then get a HELOC on the remaining equity.Not opposed to streamline loan but would prefer to get rid of the p.m.

Skip collecting pay stubs and bank statements; those remain requirements for securing mortgage financing but employment and past landlord are more meaningful for tenant selection.

As for sex offenders, I personally would never rent to one, and if you do, make sure your house is far enough away from churches, parks, schools, etc. to satisfy criteria.
