I would suggest fund a local meet up investment club that services Barstow for a solid referral for contractor .

@Su Lee check with the local credit unions as they tend to have the best rate and terms.

I read a lot of reviews but they tend to be on the buyers side.

I don't think I'll do it indefinately for rent by the room, only because Family demographics tend to stay longer.

For example, Absentee owners tend to get a lot of offers so it's hard to compete. 

I did about as thorough of a check I could on them - background, credit, income verification, bank statements, referrals, previous 3 landlords... the works.
