My question is, with everyone taking a loss, the title company has reduced their fees, the RE has reduced their commission, and the seller will walk away with no money, how do I prevent getting to the closing table and someone (Either the bank or the other lien holder) deciding they do not want to remove the lien or take a loss.

If you just told them to pay, they may have been afraid to tell you they couldn't as opposed to asking questions where they know you want honest responses.

Question for more seasoned investors- what was your growth strategy and how has today's macro environment changed since then? 

If I understand your question correctly, the answer is that it can't be done once the contract is executed and the transaction closed.

@James Luctamar Yeah, no offense, but the same questions get posted over & over again, and the BiggerPockets search function is basically useless.
