All through 2020, he's let his dog fill the front yard with crap and they'd only occasionally clean it (he got a new male roommate that I put on the lease), and he fell way behind in grass cutting and dog yard cleaning.

little off subject.. but we have a rehabber house in the mid west.. that we sent a wholesaler to look at.I did not know there was a basement.. they found it and what did they find down there but a corpse.. long dead.. they called the cops.. cops or coroner has never contacted me so I suppose they just removed the remains.I will send the next wholesaler who contacts me over there for a price.. they can be good bird dogs..

The thing is, when you are building a pitch for a mentor, it really should be a skill or asset that you have total control of (contracting, calling, driving for dollars, bird dog) because if your gift to the relationships is entirely based on someone else, it's not that much of a win and you won't remain tied to the mentorship in their mind.
