There is a cost to the initial education requirements.

I have always had such a huge interest in real estate and the last few months ive really spent time to educate myself on it.

I'll be eating this cost but will use it as an opportunity to educate tenant about what goes down the drain.  

The three components to getting over this, in my opinion, are: mindset, education, and daily action.Mindset: Instead of asking yourself 'what if it goes wrong' ask yourself 'what if it goes right?'

We would have assisted you in avoiding a nightmare situation like this, by making sure you knew about the challenges and if you decided to still move forward, making sure there was a solid renovation plan in place to address them.Who's your property management company and why aren't they educating you on all this?

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

Start educating yourself now rather than waiting for problems to pop up and starting off behind the 8-ball.
