House hacking is, in my opinion, the easiest way to get your foot in the door with real estate investing!

For years, we thought that we were doing well in our financial planning because we put all of our retirement money into a high-yield S&P-500 index fund and got a better rate of return than "normal" people who didn't even look at their money.

Commercial rents seem to vary wildly locale to locale  I'd say like $1 - $20 per SQUARE FOOT so ur rent could be anywheres between 900 to 18K /mo total.but mostly likely a couple dollars per sq ft.

However, it is normally never the right entity for those who have real estate investments.Best of luck!

@Greg Seivert - If you're doing the brrrr, normally you'd want to make that second purchase with equity already built in so you don't have to wait for it to increase in value.

The tenant vacated in 32 days and earned some money.Don't give any thought to a security deposit refund, as all surfaces will be exhausted from normal wear and tear.

Probably more than $6000 for my 1000 square foot basement.

Makes sense and aligns with what I've been told by a CPA/EPA I'm going to potentially use moving forward.Let me ask you guys this:I can BRRRR this house and put around $30k cash in my pocket on the refinance (as long as appraisal comes back normal which we all know how that can go.)
