I think the ideal portfolio (and one that my partner and I are attempting to build) would contain a mixture of Class A, B, and C properties, Class A because they tend to appreciate with or above the overall market (but we ONLY buy if they cash flow around 8-10% CoC after financing.)

We actually have a buyer who can close in March but he needs this cash to get us over the finish line and start on some of the things the buyer needs (he is managing the property after it is sold).
