The kitchens has an over $40 month cap expense (going from memory I think it was just short of $50/month). 

The lease she took over say rent as it is.I personally would hate if someone email me such a long list of small things .After, moving in physically wenoticed a few broken issues existing in the apartment andthey are as follows:1) The kitchen has a cracked threshold in the entrance on twoplaces and it is moving.2) Some of the cabinet doors in the kitchen arebroken.3) The first closet door from the entrance is off its hingesand has to be closed forcibly.

I'd like to open up the kitchen to the dining room and maybe even the living room and would love to try an add a master bath and finish the basement.

Expected renovations include: new windows, new flooring (carpet throughout mostly but a few rooms have hard wood), new paint throughout, landscaping/small patio work in back and stone work along steps and walk way, new light fixtures and other cosmetic items, possibly some repair to the slate roof and new kitchen (new cabinets, flooring and appliances).    

Removed all under layment, and kilzed the cross beams where the floor was bad.. most of kitchen, family room and halls on 1st floor and halls on second.  

Is there a source online to purchase quality kitchen cabinets at a price that won't break the bank? 

As for flooring, I think I will keep the existing carpet (LR, BRs), clean them up, and install wood look like vinyl planks in the kitchen.

I want to go multi family, but have been thinking I should start with Sfh because easier to manage and less to maintain such as bathrooms and kitchens. 

Property located in a nice area and each unit is rented, Property needs a new Roof, Kitchen & Baths need updating.  

We need 2 new kitchens and  2 baths and floor coverings and painting.
