Any advice on working with tech employers for placing rentals for 30-day stays / MTRs for corporate housing in the Bay Area?

One of my meetings there was with a real estate lawyer who specializes in legal contracts.

What trends are you seeing in your areas right now?

Is proprietary deal flow the only way to find good deals? 

Should I be visiting, asking neighbors questions, getting a feel for the neighborhood and home (in person rather than just off of online research) before buying or making offers? 

Hello Everyone,I was talking to an investor in regards to financing and his suggestion was to get a 500k loan to put towards all current debt, but wasn't sure all the factors that may be implicated with going this route.My current portfolio has 2 properties (1 LTR, 1 MTR = 370k), and current debts: HELOC at 54k and a vehicle at 40k.
