I think the true issue is that I've lost faith in my real estate agent.

If you were in Arizona I could give you a list, but being that your not I can be of much help in that department.

BRRRR you can do more with portfolio lenders and commercial departments once you get above you Fannie/Freddy 10.  

Although, my issues are anxiety related.  

@Ali AllenMost likely it is a structural issue and if it's on a crawl space depending on what needs to be done it could be very expensive.

Here's an agent-investor marketing issue...I'm a licensed agent and a principal.

The first breaks our trust because this issue was known upfront but wasn't discussed (holding your debt also costs me money), and the second breaks our trust because you don't trust me enough to believe I'll actually correct the issue if I get paid.If I know you pay quick, are honest, don't try to screw me when I need to present a change-order, and allow me to make my profit, I'm very motivated to fight hard to earn your work through competitively priced bids.

I am a Plumber by trade for the past 19 years and for the past year have moved into the design department with my company in designing the plumbing systems.  

The other thing you get, is that if you ever have an issue with the work performed, the stores generally will burn the sub if they have to, in order to stand behind the work.

Long story short, the dad passed away, the mom moved on, and my friend stayed awhile but had personal issues and had to move away.
