There are folks that I've worked with that have never experienced savings, never invested in the stock market, never bought a home, and in the case of some extreme examples, have never even opened up a bank account.

Being that there is so little stock in our neighborhood, my gut tells me we will be waiting this out.

Start talking to everyone you know, asking if they know anyone who's tired of the stock market losses (ask them how much THEY lost in the '08-'09 crash- average is 40%- rub it in,)  have a self directed IRA or other available funds that they'd like to invest in a secure, tried and true investment medium.

  :)Some people believe 'you can't get hurt with dirt', there are others who argue the 'liquidity' of the stock market is better, and there are others who play in both arenas vs. betting on only 1. 

1)  I'd start with $5 Million in the bank.2)  Not put all my egg's in the same basket.3)  Move $2.4M in to a basic 3 fund total stock market taxable portfolio. 4)  Spend $2.0M on LOCAL Buy & Holds ...

Would like some cash flow down the road, but that could be from dividends or pm fees.My brother likes the returns available and hard assets in REI compared to stocks & bonds.
