I suggest firing up some marketing to motivated sellers, and visit your local REIA, and network on BP and find someone that may be interested in working as a partner with you on the deals at first.

I would network like crazy with some of the commercial agents that are active in your area with multifamily, let them know what you're interested in and see if they can connect you with some seasoned MF investors.
