A fire extinguisher is under 20 bucks, I might bring that as an offering to the table, but I wouldn't let them paint - painting cabinets requires some skill and patience - what if they do it very badly you may end up spending a lot of time reversing the job, or buying new hardware....worst case new cabinets. or they've spilled paint on the floors too...

In addition to the normal stuff like redoing floors, bathrooms, cabinets, etc., the floors are all slanty (weird braces in the basement prop up part of it), the roof is in need of replacement, and there is a bunch of water damage and mold.

If you remove the entire unit and only install a tub, you will need to put up cement board (under a custom tile surround) or drywall (behind a shower enclosure kit).
