So, if a local market appears to put more value on the income a 4-plex produces, then the income approach may be relied on more, but that should also show up in the sales prices, since Buyers are more likely to pay more for the higher income properties, thereby causing higher priced comps. 

Causing a mold smell.  

All of those are valid and cause people to look for TK.

A dependable tenant is someone who:Has stable employment in a market segment that is very likely to be stable or improve over timePays all the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities while on the propertyStays for many yearsSuch tenants are the exception, not the norm.

AND, all those boomers, myself included, who have their taxes frozen at 65 are reluctant to sell as well because swapping houses will most likely cause their tax bill to increase since they are currently enjoying somewhat locked in taxes year to year now.  

I think technology and the burgeoning consolidation in the PM industry will cause there to be a major raise of the baseline standard of quality service a PM will need to provide.

Cause it's the easiest thing you can do, don't need anything other than a car.

I'd love to be on the opposite side of that.One thing I heard from a real estate agent is that some of those guys have already pressed the button but are going strictly off-market to prevent people knowing their selling publicly and to cause that glut. 

The slope has probably been there for decades, so the real question is whether or not the slope is causing any problems.

I'm renting to a tenant I know personally so they're unlikely to cause problems for me.
